Project Overview
The Australia Pacific Holdings brief was to increase the floor area of an existing 9 storey tower situated in a busy central business district. The scope of works included the construction of a new façade with high quality internal finishes. Additionally a new podium structure was created to tie in with the existing tower.
Challenges
A Traffic Management plan was developed for the project. The building has three main major traffic routes bordering the boundaries. The cessation of traffic under any conditions was not permissible and required strict adherence to the traffic plan for all trade deliveries.
During excavation the discovery of contaminated soils required swift quarantine and inspection testing to determine the nature and origin of materials. The revelation of an old disused gas works generated an action plan to remove and dispose of materials in conjunction with the Environmental Protection Authority.
Success Factors
Hutchinson Builders contract was extended due to there ongoing performance to coordinate detailed fit out of all levels in conjunction with the client’s marketing and leasing divisions.
The senior site team lead this project by example with a hands on demonstration. All trade contractors worked to a common task oriented culture that was driven by a team goal to meet project milestones at each building phase.
Value Added
The contract for Hutchinson Builders was the engagement of a design and construct methodology. This allowed a group consensus approach to problematic challenges with minimal cost and time constraints. The underpinning, ground works and construction of a new podium were carried out with forecast cost implications.
