Project Overview
The Bundall Corporate Centre (BCC) project brief called for the design and construction of a 11 storey office Tower with double storey basement car parking. This provided 8000m2 of office space plus the capacity to house retail and recreation facilities.
In order to provide a clear commercial and environmental advantage to the building the brief required the Bundall Corporate Centre needed to achieve a 5 Star Greenstar Design rating (V2), a 4.5 star ABGR rating plus a PCA “A” grade building rating. There were numerous challenges throughout the construction process including basement construction below adjacent waterways and neighbouring properties, integration of high level cladding finishes through difficult access scenarios.
The equipment design and construction for all the service elements of the building was crucial. The mechanical services design, lighting design, non-potable water re-usage and building BMS system all contributed to achieving the highest attainable Greenstar design rating possible with an excellent overall energy efficiency target by the 4.5 Star ABGR rating. The buildings BMS system allows constant full remote monitoring of all the buildings services for the purposes of energy efficiency and operational management.
The project was completed to an excellent level of finishes within the restricted time frames and budget constraints imposed. Neighbouring properties were not disturbed during construction and a central commercial landmark has been established in the Gold Coast Bundall CBD area.
During the course of the project Hutchinson Builders also successfully implemented the ISO 14001 environmental guidelines and helped establish benchmarks for future Hutchinson Builders Projects.
Ultimately value was added to the building by the broad range of in-house experience and professionalism which enabled Hutchinson Builders to achieve the client’s vision.
