Project Overview
The Construction of this multi use building within the Valley precinct has brought a distinct change and has challenged the existing aesthetics of the area. Working with the client prior to the commencement of construction, Hutchinson Builders tabled a detailed Design and construct model that consisted of 1,500m2 of basement car parking, 1,500m2 of retail shops and courtyards and 3,700m2 of commercial offices.
Challenges
The site was contained within a high density area and site access was restricted to one small street frontage. Scheduling of material deliveries, labour movements and heavy lifting from the restricted street frontage required ongoing planning with trade contractors and suppliers.
Constant community consultation was required by senior site staff. Their roles were extended to include liaison officer status and to engage all potential problems. The project had a major impact assessment on existing retail operators, restaurant owners and the visiting public at large.
Success Factors
The project was the second stage of the Emporium Centre and was completed in conjunction with an active busy Hotel Building adjacent to the site.
The site team achieved scheduled shut downs of noisy machinery and power tools during the daily lunch trading hours for the local restaurant and businesses. Strict forecast work methods and trade scheduling resulted in quiet construction periods during the lunch hours with no loss to the strict program timetable.
Value Added
In conjunction with the client the working construction group adopted a low risk alternative for the excavation and construction of the basement works. Propping of sheet piling contained within the site was selected in lieu of using ground anchors into neighbouring properties. Whilst this created a reduction in working space on site it ensured that no incretion took place to disturb soil conditions to adjacent sites.
