Project Overview

The Design & Construct of the luxury residential resort – Noosa Sanctuary. Once completed the 36 structures will be surrounded by four freshwater lagoons on a 15 hectare site and consisting of; The Lagoons -108 Apartments consisting of one, two and three bedroom apartments, set around freshwater lagoons and offering water views. The Enclave -15 five star homes in an exclusive, separately gated and secure community. Each three bedroom residence will be constructed over four levels and feature open plan living, ducted air conditioning, timber floors, media room, rooftop terrace, private lifts, plunge pools, cable TV, three car garage and exclusive access to the Enclave lap pool and pavilion. The Precinct – 26 luxury villas comprising of four levels, three bedrooms and rooftop decks. Some of the many sophisticated features of the units are; open plan living, high standard of interior finishes and quality fixtures, European appliances, stone benchtops, ducted reverse cycle air conditioning, gas connections to the balconies, plunge pools, timber floors, aluminium bi-fold doors and video intercoms. The Central Facilities & Resort Club features; a sandy beach pool, gymnasium, day spa, restaurant, tennis court, conference centre and retail space. Access to the site is via one entry point at the roundabout intersection of Noosa Drive and Lesley Drive.

Challenges

By far the greatest consideration for the project would be the interface between site & the Noosa River ecosystem. Hutchinson Builders have established a Site Specific Environmental Management Plan that has been approved by the relevant Authorities for use on the Project. Site erosion and sediment control measures are being inspected by independent consultants on a weekly basis and quarterly audits are conducted to review and note for any improvements that may be required to maintain the efficiency of site controls. Staff and subcontractors have continually been educated in all forms of the environmental aspects and through best practice, maintain the erosion and sediment control so as all areas are kept to best possible conditions. Hutchinson Builders are fortunate to have good distance from adjoining property owners, however are still mindful of plant and equipment operation outside the DA approved work hours. Site inductions make sure the site team are aware that work hours are to be strictly adhered to ensure residential and community disruption is kept to a minimum. Unground water has been a challenge for the basement construction of many buildings and in particular the Central Facilities building, which utilised sheet piling and a full perimeter dewatering system to enable the construction of the basement to suspended ground slab. The dewatering of all areas is pumped into constructed holding basins which is tested & treated for water quality before being discharged to the stormwater drainage system. The buildings are designed to incorporate energy efficient technologies and have been reviewed by independent energy design consultant to confirm that buildings are in accordance with Part J energy efficiency of the BCA.
