In partnership national integrated property investor and developer, Cbus Property, Hutchies has delivered 205 North Quay – a $600M landmark now complete and setting a new national benchmark for wellness‑led workplace design. 

The premium‑grade tower in Brisbane’s Roma Street precinct provides 43,700 square metres of office net lettable area and blends architectural beauty with purpose and performance. 

Designed by Hassell, REX and Richards & Spence, it offers a holistic work‑life experience through integrated wellness and premium amenities – and is now home to a sole occupant, with a fully integrated, state‑of‑the‑art fitout delivered by Hutchies in parallel with the base build.

#How we delivered

Hutchies partnered with Cbus Property through a two‑stage early contractor involvement (ECI) process to finalise the design and de‑risk delivery. This collaborative approach allowed us to introduce value engineering solutions, including structural rationalisation that improved efficiency and created flexible, open floorplates. While Stage 1 design development was underway, we commenced early works on site to minimise delays and make productive use of time.

Given the tower’s location at one of Brisbane’s busiest intersections – where Coronation Drive becomes the Riverside Expressway – we worked closely with Brisbane City Council to carefully manage traffic and logistics, ensuring the city kept moving throughout construction. We also integrated an Energex access tunnel beneath the podium, meeting highly complex technical and safety requirements without compromising program or quality.

As the project progressed, Hutchies supported Cbus Property in securing the anchor tenant and sole building occupant. We then collaborated with the client and tenant to deliver a seamless, state‑of‑the‑art integrated fitout while base building works were still underway, ensuring a smooth transition to occupation.

Hutchies worked closely with us and our tenant, on what represents the largest national consolidation of the tenant's operations. Their proactive communication and solution‑focused mindset were instrumental in the successful integration of the tenant’s fit out. This support helped to de‑risk a highly complex project and ensure it met the specific operational needs of a major government tenant.

Wellness and connection at the core

205 North Quay is one of Australia’s first office towers built around a holistic wellbeing ecosystem. It features Brisbane’s first whole-floor wellness facility with a 25-metre lap pool and wellness deck, plus outdoor terraces on every level to capture fresh air and natural light. A rooftop collaboration space and an 18-metre open-air public plaza with a 210-seat auditorium create places for connection and community.

Sustainability and smart design

The tower targets a 6 Star Green Star rating and 5.5 Star NABERS Energy rating. A highly articulated façade manages solar exposure, while regenerative lifts, LED lighting and smart sensors support energy, water and waste efficiency. Biophilic design and panoramic river views enhance the experience, aligning with Brisbane City Council’s ‘Buildings That Breathe’ initiative.

Organised as a vertical campus, the building supports inter‑floor connections and adaptable neighbourhoods.
