Hutchies are seeking an experienced Property Manager to join our Toowong team on a full time, permanent basis. The role combines property management with leasing oversight, ensuring our assets are maintained to a high standard while maximising occupancy and valuation through net income.

#Responsibilities
As a Property Manager, your responsibilities will include:
- Oversee external property managers to ensure they are managing leasing and property management in accordance with the scope and brief
- Manage (for both internally and externally managed properties) annual budgets, forecast and actual profit and loss
- Manage reports on leasing (weekly, monthly, quarterly), arrears and vacancy
- Oversee leasing activities with external leasing agents, including marketing vacant spaces, negotiating lease agreements and renewals, and ensuring compliance with lease terms
- Work with external lawyers to manage lease preparation and milestone management
- Oversee internal lease tracker
- Manage ad hoc property requirements
- Work with internal and external Facility Managers regarding the ongoing maintenance and inspections to comply with all relevant laws, codes, and company policies
- Work with team members to prepare business cases and manage capital expenditure works
- Collaborate with Facility Managers, contractors, and tenants to expedite completion of work to meet deadlines
- Working with the internal accounts team to meet deadlines and ensure budgets are adhered to
- Assisting the operations team with lease reviews and lease administration as an occupier
- Establish and maintain strong relationships with external property and facility managers, leasing agents, lawyers and tenants, fostering long term relationships
- Coordination of quarterly and half yearly site inspections across a national portfolio
#Requirements
To be successful in this role, you should have:
- Experience working in a similar property and/or leasing role
- Leasing negotiation experience, highly desirable
- Strong attention to detail and organisational skills
- Professional written and verbal communication skills
- Excellent analytical and problem solving skills
- Strong knowledge of Microsoft Office Programs
- Ability to work in a team environment and have initiative when working independently
- Strong relationship building with all relevant stakeholders
- A down to earth, fun, friendly and professional approach to your work
