Hutchies was proud to deliver Venue, a key feature of Ipswich City Council’s flagship Nicholas Street Precinct – also built by Hutchies – as part of the city’s broader urban renewal strategy.
The project began with an Early Contractor Involvement (ECI) phase and transitioned into a design and construct contract. Despite significant challenges – including mould remediation, concrete rectification, inclement weather, and additional works to the entry and fitout – Venue was successfully completed nine months after the original practical completion date. Midway through construction, the entire existing cinema complex was demolished due to budget impacts and structural issues.



To meet structural load requirements, lighter materials were used throughout, including steel, concrete, blocks, and exposed brickwork. The entry lobby was redesigned to create a striking two-level auditorium, requiring structural redesign, new steel supports, and fire rating adjustments. Fire engineering solutions enabled open-air lobby integration with retail entrances, using discreet smoke baffling and feature arch grilles.
Construction faced logistical challenges such as full exposure during re-roofing, weather events, crane and pump setups, and managing concrete decay. With no access via Nicholas Street, all external façade and internal lobby works were completed via the rear entry. Full containment zones were established for mould removal, allowing other works to continue. Reinspection after stripping revealed the need to remove tiered concrete seating and rectify inground drainage.
The result is a high-quality, community-first venue that enhances the precinct’s offering and supports Ipswich’s growth as it prepares to welcome over 330,000 new residents by 2041. The Venue joins other Hutchies-built features – like Tulmur Place, Ipswich Libraries, the restored Commonwealth Hotel, and the upcoming HOYTS Cinemas – in redefining the city centre as a vibrant destination for culture, commerce, and connection.
